New Tenants

Welcome to Thrive Street Living!  First, we know that you have many choices in living spaces and we are honored and excited that you are here. Also, we know that when anyone arrives in a new and different place, it is normal that questions ensue. We are here to help. For your convenience, we have put together some information and hope it helps make your fist couple weeks here enjoyable:

CONDITION OF APARTMENT: Your apartment will be cleaned to your satisfaction before you move in. If your apartment is not cleaned to your satisfaction upon move-in, please call the office at (402) 895-6885. (Office Hours are 11 a.m. – 5 p.m. Monday – Friday.) We will expect it to be clean and undamaged when you leave. For more information on the move-out process, see this area.

REFERRALS: If you are referred by one of our current residents, please indicate so on the application or let the leasing agent/office manager know. We would like the opportunity to thank them with a rent credit gift.

NON-SMOKING POLICY: All of our apartments at Thrive Street Living are non-smoking units. Smoking inside the premises or in common areas such as hallways is prohibited. This pertains to both legal and illegal substances. Smoking in designated smoking areas, like patios with cigarette disposal containers, is allowed but doors must be kept tightly closed. Smoking on private balconies or patios is also allowed, but only if doors to the premises are kept tightly closed. If the unit sustains smoke damages, fees of $200 - $600 will apply.

FIRST MONTH’S RENT (VERY IMPORTANT): The first month’s rent and all deposits must be paid by cashier’s check or money order. We do not accept cash in our office.

PAYING RENT AFTER YOU MOVE IN: Your rent is due on the first of every month. Late fees are 10% of your monthly rent. The easiest way to pay rent is online through our tenant portal. You can select auto-pay, flat amount, or just simply save your account information for easy monthly payments. Our website is encrypted and your information is secure. The lowest cost option is the “e-check” option (you will need your checking account and routing number to sign up.) If you have more than one occupant, you are able to pay separately for the same unit though your individual tenant portal accounts.

You may also pay with the electronic cash option at CVS pharmacy, Walmart, Walgreens or Casey’s gas stations. (Contact office for more information).

Please make all checks or money orders (FOR NEW MOVE INS ONLY) payable to JGC Investments. (Exception: 3519 Cuming Street (Bemis Park) Tenants, please make the check payable to Marion & Campbell Properties). 

LANDLORD LIABILITY/RENTERS INSURANCE: As a condition of our lease, we require all residents to carry liability insurance ($100,000) for damage to the landlord’s property during the term of their lease. To satisfy this lease requirement, please see this information.

COIN-OPERATED LAUNDRY SERVICES: Many of our apartment buildings have coin operated laundry services. If you are experiencing trouble with any of the laundry machines, please feel free to put in a service work order directly with the laundry vendor:

For Buckingham Manor, Bemis Ridge, and Harney Square properties:

For Marcy Court property:

GRILL USE: We are pleased that many of our properties have decks and balconies for our tenants’ enjoyment. We do allow gas grills to be used on our decks. No charcoal grills are allowed. When cooking on standard barbecue equipment, the Liquefied-petroleum-gas-fueled cooking devices must have an LP gas container with a water capacity not greater than 2.5 pounds (nominal 1 pound LP-gas capacity). Never store excess gas containers on your deck.

PETS: Furry friends are permitted (weight limit 20 pounds). Pet fees/deposits of $200 per animal apply and pet rent of $35 per month per pet. Please inquire with the leasing agent for any additional questions. Pets (including mammals, reptiles, birds, fish, and insects) are allowed only if the owner has so authorized in writing. A resident must remove an illegal animal within 24 hours of notice from Owner, or the resident will be considered in default of the lease. Thrive Street Living will authorize a service animal for a disabled tenant, but a written statement is required. Thrive Street Living may require a written statement from a qualified professional, verifying the need for the service animal. The tenant must keep animal contained in apartment and tethered to a leash in any common area(s) in or around building(s). If the tenant or any guest or occupant violates animal restrictions (with or without the tenant’s knowledge), the tenant’s pet becomes a nuisance, or the tenant’s pet causes damage to the premises, the tenant will be subject to charges, damages, eviction, and other remedies provided in the lease. If an animal has been in the apartment at any time during the tenant's term of occupancy (with or without Thrive Street Living consent), Thrive Street Living will charge the Tenant for de-fleaing, deodorizing, and shampooing.

UTILITIES: Tenants are responsible for all utilities except trash (which is provided by owner). Tenants pay the utility company directly if the apartment is individually metered. Utilities not individually metered will be billed back to the tenant monthly typically around the 15th of the month to be paid with their next month’s rent. Gas is billed back on a per square foot basis and water/sewer is billed back on a per occupant basis. (Example: 3 occupants x $25 per occupant / month = $75 per month water/sewer bill back.)

WIFI:

TRASH & RECYCLING: Thrive Street Living pays for trash pick-up at all properties. However, our Marcy Court and Bemis Ridge tenants receive trash and recycling service through the city of Omaha (Wasteline). If you live at Marcy Court or Bemis Ridge, please do not put trash in green recycling bins. If you have questions about the recycling program rules or pick-up dates, please reference the wasteline website. If you have any issues with trash or need more bins at your property, please call our office at 402-895-6885.
