Application Process

We are so excited that you are interested in one of our apartment communities.  We know that moving into a new place requires careful consideration and you have a lot of questions. Please know that we are here to help and you can call us at anytime.

NON-DISCRIMINATION: Thrive Street Living complies with the letter and spirit of the Fair Housing Act, the Nebraska Fair Housing Act, and City of Omaha ordinances that prohibit housing discrimination to certain persons under each law. No qualified person will be denied housing or otherwise discouraged from obtaining housing at Thrive Street Living because of his/her status under these laws.

THE APPLICATION PROCESS: Our application process needs to be thorough. We want to be as fair as possible yet still be able to make timely decisions. If your references are difficult to contact, it may take several days to process your application.

APPLICATION REQUIREMENTS: All applications are completed online. Fill in as much detail as possible when prompted including criminal history, rental references/evictions, and proof of income. If you encounter any difficulty uploading any attachments, you can always email them to info@ThriveStreetLiving.com.

ACCEPTANCE OR DENIAL: We constantly keep in communication with our applicants. You will be notified throughout the application process of where we are at with your application. Following a review your application, Thrive Street Living will notify the applicant whether the application was approved or denied. Availability of units is based upon first approved/first served basis.

APPLICATION FEE: We charge a Non-refundable $45 application fee for each application to help defray the costs of processing and checking credit.

CONDITION OF APARTMENT: Your apartment will be cleaned to your satisfaction before you move in. We will expect it to be clean and undamaged when you leave. For more information on the move-out process, see this area.

HAZARDOUS MATERIALS: Buildings built before 1984, including ours, may contain materials such as asbestos or lead-based paint. Please read EPA information regarding lead hazards or pick up a pamphlet in our office. You will also be required to sign a lead-based paint disclosure form with your lease agreement.

DEPOSITS: Are refundable and vary depending on unit condition. Deposits will not exceed one-month’s rent.

MINIMUM INCOME REQUIREMENTS: Combined gross income (before taxes) should be at least 3.5 times the monthly rent amount. Acceptable proof of income:

  • Official bank statements (at least two months)

  • Official paystubs (at least three from the last 45 days)

  • Tax return or W2

REFERENCES: We only accept prior rental references from landlords where a lease agreement was signed.  Family member references are not accepted. For first-time renters, please contact the office for further information at (402) 895-6885.

CREDIT VERIFICATION: Once an application has been accepted, Thrive Street Living will run a credit check on the applicant.

REFERRALS: If you are referred by one of our current residents, please indicate so in the space provided on the application. We would like the opportunity to thank them with a rent credit gift.

FIRST MONTH’S RENT (VERY IMPORTANT): The first month’s rent and all deposits must be paid by cashier’s check or money order. We do not accept cash.

PAYING RENT AFTER YOU MOVE IN: Your rent is due on the first of every month. Late fees are 10% of your monthly rent. The easiest way to pay rent is online through our tenant portal. You can select auto-pay, flat amount, or just simply save your account information for easy monthly payments. The lowest cost option is the “e-check” option (you will need your checking account and routing number to sign up.) If you have more than one occupant, you are able to pay separately for the same unit though your individual tenant portal accounts. You may also pay with the electronic cash option at CVS pharmacy, Walmart, Walgreens or Casey’s gas stations (contact office for more information). Please make all checks (for new move ins only) payable to JGC Investments. (Exception: Bemis Park Tenants, please make the check payable to Marion & Campbell Properties).
