Rental Policies

In order to serve our apartment communities, it is important that we are thoughtful of one another and adhere to community policies and procedures. Below are a few highlights for your reference. GENERAL: Renters are our valued customers and for them we make every effort to be reasonable and considerate.

NON-DISCRIMINATION: Thrive Street Living complies with the letter and spirit of the Fair Housing Act, the Nebraska Fair Housing Act, and City of Omaha ordinances that prohibit housing discrimination to certain persons under each law. No qualified person will be denied housing or otherwise discouraged from obtaining housing at Thrive Street Living because of his/her status under these laws.

LANDLORD LIABILITY/RENTERS INSURANCE:  As a condition of our lease, we require all residents to carry liability insurance ($100,000) for damage to the landlord’s property during the term of their lease. To satisfy this lease requirement, please see this information.

EMERGENCIES: We are pleased to offer 24-hour emergency maintenance service. For more information on what is considered an emergency maintenance situation, please visit our emergencies page.

APPLICATION PROCESS: Our application process needs to be thorough. We want to be as fair as possible yet still be able to make timely decisions. If your references are difficult to contact, it may take several days to process your application.

MOVE-OUT PROCESS & 60-DAY NOTIFICATION: Per your lease agreement, all tenants are required to provide notice to Thrive Street Living with their intent to vacate 60 (sixty) days prior to the date of expiration of the Lease. In the notice, you must include your forwarding address.  All of our leases go month-to-month after the end of the lease term until a 60-day notice is provided by either party. NOISE COMPLAINTS OR SECURITY ISSUES: Please contact the Police at 911. (If the problem is not serious enough to involve the Police, you still may wish to make us aware of it, so we can address the issue properly, by leaving a Voice Message, describing the problem in detail, at (402) 895-6885. (NOTE: Please, do not call anyone on the emergency list.)

GRILL USE: We are pleased that many of our properties have decks and balconies for our tenants’ enjoyment. We do allow gas grills to be used on our decks. No charcoal grills are allowed. When cooking on standard barbecue equipment, the Liquefied-petroleum-gas-fueled cooking devices must have an LP gas container with a water capacity not greater than 2.5 pounds (nominal 1 pound LP-gas capacity). Never store excess gas containers on your deck.

Pictured below is an example of what would be acceptable for use on a combustible balcony or within 10 feet of combustible construction in which the buildings, balconies, and decks are not protected by an automatic sprinkler system. PETS: Furry friends are permitted (weight limit 20 pounds). Pet fees/deposits of $200 per animal apply and $35 per month per pet. Please inquire with the leasing agent for any additional questions. Emotional Support Animals (ESA) accepted. Pets (including mammals, reptiles, birds, fish, and insects) are allowed only if Owner has so authorized in writing. Resident must remove an illegal animal within 24 hours of notice from Owner, or Resident will be considered in default of this Lease if the animal is not authorized. Owner will authorize a service animal for a disabled Resident. Owner may require a written statement from a qualified professional, verifying the need for the service animal. Resident must keep animal contained in apartment and tethered to a leash in any common area(s) in or around building(s). If Resident or any guest or occupant violates animal restrictions (with or without Resident knowledge), Resident's pet becomes a nuisance, or Resident's pet causes damage to the premises, Resident will be subject to charges, damages, eviction, and other remedies provided in this Lease. If an animal has been in the apartment at any time during Resident's term of occupancy (with or without Owner consent), Owner will charge Resident for de-fleaing, deodorizing, and shampooing.

UTILITIES: Residents are responsible for all utilities except trash (which is provided by owner). Residents pay the utility company directly if the apartment is individually metered. Utilities not individually metered will be billed back to the tenant monthly typically around the 15th of the month to be paid with their next month’s rent. Gas is billed back on a per square foot basis and water/sewer is billed back on a per occupant basis. (Example: 3 occupants x $25 per occupant / month = $75 per month water/sewer bill back.)

NON-SMOKING POLICY: All of our apartments at Thrive Street Living are non-smoking units. Smoking inside the premises or in common areas such as hallways is prohibited. This pertains to both legal and illegal substances. Smoking in designated smoking areas, like common area patios with cigarette disposal containers, is allowed but exterior doors must be kept tightly closed to avoid smoke getting inside. If the unit sustains smoke damages, fees of $200 - $600 will apply.

LEASE: We require a minimum one-year lease. Leases shorter than 12 months available upon management approval.

HAZARDOUS MATERIALS: Buildings built before 1984, including ours, may contain materials such as asbestos or lead-based paint. Please read EPA information regarding lead hazards or pick up a pamphlet in our office. You will also be required to sign a lead-based paint disclosure form with your lease agreement.

DEPOSITS: Are refundable and vary depending on unit condition. Deposits will not exceed one-month’s rent. For more information on the move-out process and what is required to help ensure a return of your deposit, please go to the move-out process page.
